Dear BTS:  Happy Dance!  From my perspective, I am absolutely seeing a change in the market.

My company subscribes to a financial forecaster; his take on the Seattle area is that a shift in the market has happened. I have to share that I got really busy and had to set this article aside.  The next day, my broker gave us a handout giving us pointers on how to handle this busy market, including how to make sure we get rest and spend time with our families! LOL!

Yes, the shift has happened! I listed a home on Monday and we had an offer on Thursday of this week. I am working with several buyers and have taken on several new really nice listings.

I also received an email this week with the following information from the Kitsap County Association of Realtors; it reads, “The most significant trend based on the sales data released by the Northwest Multiple Listing Service has been the dramatic increases in pending sales. Kitsap County led the Puget Sound region with a 34.67 percent increase (March 2012 compared to March 2011). Considering the increased pending sales, the 11 percent decrease in inventory, a balanced absorption rate, and the minimal changes in the median price, we are very encouraged by the improved marketplace conditions.”

So folks, buckle up, it’s going to be a nice ride! If you are ready to buy or sell, call your local broker — today.
