POULSBO — Safeway developers have worked through the “last major issue” in bringing the supermarket chain to Poulsbo, according to Poulsbo city planning staff.

Michelle Fleharty, real estate manager for Safeway, said she expects to have building permits in June, and construction is set to begin in early 2013. The site plan was approved May 23 by city Planning Director Barry Berezowsky.

The Safeway site sits next to wetland property between State Route 305 and 10th Avenue. City Planning Director Barry Berezowsky said the site’s design had to conform to the stormwater code, demonstrating the store would be able to capture its run-off and “function as if the development didn’t exist,” in terms of impact on the environment.

Berezowsky said Safeway’s master plan includes impervious pavements, a green roof and rain gardens to capture run-off.

“Safeway is excited to be a part of such a dynamic community,” she said.

The nearly 60,000-square-foot grocery store will include a pharmacy, coffee shop, bank, fuel station, and above and underground parking, on 6.45 acres. Entrances will be from 10th Avenue and Lincoln Road, and SR 305.

The plan also calls for a traffic light at the 10th Avenue/Lincoln Road intersection. Andrzej Kasiniak, assistant public works director, said the intersection would need a traffic light, based on a 2009 Poulsbo traffic study. Safeway will install a cable between 10th Avenue and SR 305, which “can synchronize traffic signals to achieve the most efficient traffic flow.”

The offices for Olympic Property Group that currently sit at 10th Avenue and Lincoln Road will be demolished. OPG President Jon Rose said although the office wasn’t listed for sale,  it was “a good investment strategy” to sell the land. OPG offices will move into the Union Bank building on 7th Avenue.
