Town Square Port Orchard changing with new owners

In a bold move that promises to reshape the retail landscape of South Kitsap, Town Square Port Orchard, previously known as Towne Square Port Orchard, is on the brink of a major transformation.

The management team, including Ray Klein, has taken on the challenge of revitalizing the shopping destination, using the pandemic as a turning point to reimagine the space as a vibrant hub for dining and activities.

“We saw the potential in Town Square Port Orchard at a moment when many were looking the other way,” Klein said.

The transformation has been a collaborative effort. The new vision involves a multi-phase remodeling project aimed at enhancing the shopping experience and adapting to the changing demands of consumers, particularly as online shopping continues to reshape retail norms.

Instead of focusing on traditional retail, the team has prioritized creating a lively environment where dining and activities take center stage. Already, four new food establishments and two activity-based venues have been introduced, with plans to expand the offerings further. The diverse mix aims to create a dynamic space for locals and visitors to enjoy.

One of the major focuses of the remodeling has been addressing long-standing maintenance and aesthetic issues. “We knew improvements were needed, but the level of deferred maintenance was much higher than anticipated,” Klein said.

The initial cosmetic upgrades have now expanded into a comprehensive renovation that includes a new roof, upgraded sewer systems and approximately $3 million invested in enhancing the mall’s facade. The updates are already noticeable with more visible changes—like updated signage, signaling the arrival of new tenants in coming months.

The management team has also been working with tenants to ease the transition during renovation. Operating hours have been extended for events and gatherings, and the collaborative approach has strengthened the sense of community. The team’s collective goal is to continue making incremental improvements and diversifying the tenant mix.

Long-term plans include developing additional commercial space on the eastern side of the property. With major exterior upgrades nearing completion, the focus now shifts to enhancing interior common areas. The team has established personal connections with tenants, many of whom have unique stories about setting up shop there. “It’s rewarding to be a meaningful part of the community,” Klein said.

The indoor space is smaller than traditional malls, but it still spans 160,000-square-feet across 12 acres.
